Forest Cove
Acre lots, an old golf course and a riverside greenway.
Forest Cove began as a golf-course community in the mid-1960s, before Kingwood's first village opened. Its lots are often about an acre, and its pool and marina are on Marina Drive.
What sets Forest Cove apart
Forest Cove predates Kingwood's first village, with a median build year of 1970 and a median lot of about 43,500 sq ft. Kingwood Cove Golf Club operated there from 1967 to 2017, and the association says the course was sold to a developer proposing homes. After Harvey, Harris County Flood Control bought out and demolished the 13 Riverview Townhomes, and part of that site is now the San Jacinto Bayou Greenway, a 2.5-mile trail that opened in April 2023. The association says its dues cannot pay Kingwood Service Association fees.

Buying here
What I would check before buying in Forest Cove
- Flood history, elevation and the FEMA map for the specific lot, given the area's documented Harvey impact.
- The status of the former golf course and any development plans near the home.
- Whether you can get Kingwood Service Association park access, since the association's dues do not cover it.
- The deed restrictions for the home's section (there are 12).

Selling in Forest Cove
Forest Cove buyers are often after land. I price the lot and house separately and address flood history directly with documentation.
