Common questions

What is the difference between prequalification and preapproval?

In general, a prequalification is an early estimate based on information you provide. A preapproval usually means the lender has reviewed your credit and documents and is prepared to lend up to an amount, subject to conditions. Lenders use these terms differently, so ask your Home Front loan officer what theirs includes.

What information might I need to apply?

Lenders commonly ask about income, employment, assets, debts and the property. Your loan officer will give you the exact list for your loan, and you provide documents through the lender's secure portal.

Can I apply before choosing a home?

Yes. Most buyers start financing before they find a home, so they know their budget and can make a stronger offer.

How is my estimated monthly payment calculated?

A payment generally includes principal and interest, property taxes and homeowners insurance. It may also include mortgage insurance, HOA dues and MUD or PID assessments. Your loan officer will prepare an estimate for a specific home.

How much might I need for a down payment and closing costs?

It depends on the loan type, the price and your situation. Your lender provides a Loan Estimate that lists the down payment, closing costs and cash needed to close.

Can Home Front help me evaluate financing for new construction?

Ask your Home Front loan officer which new-construction financing they offer. I can also help you compare a builder's preferred lender with other options.

Who can explain which financing options are available to me?

A licensed mortgage loan officer. I am a real estate broker, not a loan originator, so I will connect you and stay out of the lending decision.
