Trailwood Village

Where Kingwood began.

Trailwood is the village its own association calls Kingwood's first, founded in 1971. Expect 1970s homes on mature lots, a mile-long wooded greenbelt and the original Foster Elementary site.

What sets Trailwood apart

Trailwood is the place to see how Kingwood was first laid out. When building started, Trailwood Village Drive was the only street. Today the village has about 789 homes, a paved mile-long greenbelt with three pocket parks, and Foster Elementary, Kingwood's first elementary school, rebuilt and reopened in August 2026. One assessment covers both the village and its trails, which is unusual in Kingwood.

Trailwood also has a small townhome section, tracked separately on HAR.

Association and ownership

Architectural Control approval is required for additions, new roofs, fences, paint, driveway extensions, TV reception devices and tree removal (tree removal exempt in Section 1); one form per improvement, filed through KAM. Source

Exterior paint must follow a recorded Exterior Color Policy; several TVCA policies were updated Jan. 25, 2022 to reflect new Texas association laws. Source

The 2026 TVCA assessment is $460 (unchanged from 2025), due Jan. 1 and late after Jan. 31; it covers both the HOA fee and the trails fee that other villages bill separately. Source

Deed restrictions allow two village garage sales a year (spring and fall). Source

Trailwood greenbelt trails are maintained by the Kingwood trail association rather than a village trail association, the only such exception in Kingwood. Source

Community Impact (May 2020) reported Trailwood Village includes 790 single-family homes. Source

Schools

Trailwood Village is in Humble ISD. School assignments are set by address and can change each year, so confirm with the district’s lookup tool before you rely on a campus. See my Kingwood schools guide for the official tools.

Village resources list Foster Elementary, Kingwood Middle and Kingwood Park High (Humble ISD); a 2026 listing on Thousand Pines Dr. shows the same assignments. Verify by address. Source

Drainage and flood history

In Feb. 2020 TVCA reported HCFCD Harvey repairs to the drainage channel along the village's west boundary. Source

In Sept. 2023 the City of Houston presented proposed drainage improvements and a detention pond to TVCA, noting repeat flooding in the modeled area; the board was still reviewing it in Nov. 2023. Source

In July 2025 the Humble ISD board added underground detention to the Foster Elementary rebuild. Source

A village name cannot tell you an individual home’s flood risk. Use the tools in my flood and drainage guide for the specific address.

What I would check before buying in Trailwood

  • Roof, HVAC, plumbing and windows on a 1970s home: ask for replacement dates and receipts.
  • Which of the six platted sections the lot is in, and that section's recorded deed restrictions.
  • Drainage history for the specific street. The association has reported Harvey repairs to the west-boundary channel and a City drainage proposal in 2023.
  • Architectural Control approval for any roof, fence, paint or tree work you plan after closing.

Selling here

Selling in Trailwood

Buyers here compare updates as much as square footage, because most homes share a 1970s starting point. I price a Trailwood home against recent sales of similar age and condition in the village, then show what has been replaced and when.

A valuation request is a pricing conversation based on recent sales, not an appraisal.
