Elm Grove Village

A big village pool, two parks and a documented drainage story.

Elm Grove has almost 1,500 single-family homes plus townhomes and two apartment communities, one of Kingwood's largest village pools, and a well-documented 2019 flooding history with major detention work now under construction upstream.

What sets Elm Grove apart

Elm Grove's pool is home to the Village Otters swim team, and the village keeps two named parks, Sycamore Springs and Rustling Elms. Homes are smaller on average, a median of about 1,890 sq ft from the early 1980s. In 2019, storms in May and Tropical Storm Imelda in September flooded parts of north Kingwood, and homeowners estimated almost 700 Elm Grove homes flooded. Harris County Flood Control and the City of Houston later bought the upstream Woodridge Village tract for regional detention, and construction on the first detention compartment and Taylor Gully improvements began in July 2026.

Buying here

What I would check before buying in Elm Grove

  • The specific home's flood history: ask the seller directly, read the disclosure, and get an insurance quote before the option period ends.
  • Whether the home flooded in 2019 and what was replaced, with permits and contractor records.
  • The FEMA map for the address and the Harris County flood tools linked on my flood guide.
  • Progress on the Woodridge detention and Taylor Gully projects, which are under construction as of 2026.

Selling here

Selling in Elm Grove

Buyers in Elm Grove ask about 2019. I prepare the answer up front: the home's history, what was rebuilt, flood insurance status, and the public drainage projects underway, so the conversation is about facts.

A valuation request is a pricing conversation based on recent sales, not an appraisal.
