What closing costs should a Texas home buyer expect?

Quick answer. A Texas buyer typically pays lender fees, an appraisal, a lender title policy, escrow and recording fees, a survey if a new one is needed, and prepaid taxes and insurance. Your lender's loan estimate lists them, and many are negotiable in the contract.

What does the lender charge?

Origination or underwriting fees, the appraisal, credit report, and any discount points you choose to buy. Compare loan estimates from more than one lender.

What are the title costs?

The title company charges an escrow fee and issues title insurance. In Texas, title insurance premiums are set by the state. Who pays for the owner policy is negotiated in the contract.

What are prepaids?

Your first year of homeowners insurance, an initial deposit into your escrow account for taxes and insurance, and prepaid interest. They are part of your cash to close.

What else might come up?

A survey, HOA transfer fees, a home warranty if you want one, and inspection fees paid outside of closing.

Can the seller help?

A seller can agree to contribute toward your closing costs, within the limits of your loan type. Whether to ask depends on the home and the market, and I advise on that offer by offer.
