Pricing a luxury home: what the comps do and do not tell you

Quick answer. Luxury homes have fewer comparable sales and more unique features, so pricing takes judgment. Recent sales set the range. Land, views, water, quality of construction and current competition decide where in that range your home belongs.

Why is luxury pricing harder?

There may be only a handful of relevant sales in a year, and no two homes are alike. Price per square foot is a weak guide at the top of the market.

What adds real value?

Location within the community, lot and view, water or golf frontage, construction quality, and a floor plan that suits how buyers live now.

What does not return its cost?

Highly personal design choices and specialty rooms often return less than they cost. They can still help a home sell.

How should a luxury home be presented?

Professional photography is the minimum. Twilight and aerial images help when the setting is part of the value. The description should name the features that justify the price.

How long does it take to sell?

Usually longer than a mid-priced home, because the pool of buyers is smaller. Pricing correctly at the start matters even more.
