How to check flood risk before buying a Houston home

Quick answer. Check the FEMA flood map and your county flood mapping tool for the address, read the seller disclosure for flood history and insurance claims, ask neighbors, and get a flood insurance quote before your option period ends. A home outside the mapped floodplain can still flood.

Where do I look up a flood zone?

Start with the FEMA Flood Map Service Center. In Harris County, the Flood Control District also publishes a flood education mapping tool that shows floodplains and channels by address.

What does the seller have to tell me?

The Texas seller disclosure form asks whether the home has flooded, whether the owner has had flood insurance or filed a claim, and whether it is in a floodplain. Read those answers closely and ask follow-up questions.

Is the map enough?

No. Homes outside mapped floodplains have flooded in major storms. Ask about the specific street, look at how the lot drains, and ask for any elevation certificate.

Should I buy flood insurance?

Flood damage is not covered by a standard homeowners policy. Lenders require flood insurance in certain mapped zones, and many Houston owners outside those zones carry it anyway. Get a quote early because the cost affects your budget.

How can an agent help?

I ask the flood questions before you write an offer, and I know which streets in my market have a history.
